Northwest Florida Condo Milestone Inspection Guide

Prepare a condominium milestone inspection request: confirm the serving authority, distinguish SIRS, clarify inspection phases and keep fees unpriced.

Separate milestone inspection from reserve planning

The Florida milestone statute defines a structural inspection purpose. DBPR distinguishes milestone inspection from the reserve-budget planning performed through SIRS. A proposal offering both should name the separate deliverables; one report title does not establish that both tasks are covered.

Use the complete current statute, the serving building authority and qualified advice to resolve applicability and timing. This guide does not calculate an inspection deadline, certify compliance or decide whether a particular building requires inspection.

Confirm the recipient before arranging the inspection

Panama City Beach publishes its own milestone program and report-submittal form. Okaloosa County publishes a milestone-report submission pointer through Growth Management. These are distinct channels: neither instruction should be applied across Northwest Florida solely because a ZIP or postal label looks familiar.

Keep the exact address in the association’s approved records. Ask the relevant department to confirm the receiving authority, current document instructions and the way receipt or follow-up can be checked. Public permit and inspection searches can help locate records but do not establish the full engineering-report history.

Define phases, access and report deliverables

Panama City Beach’s milestone guidance explains inspection phases. Ask the qualified professional to identify the proposed phase, investigation approach, access assumptions and deliverables in writing. An initial proposal should state how any further investigation, testing or return visit would be authorized and priced.

Gather available drawings, prior reports, repair and maintenance records, and known access limitations. Mark missing records as unresolved. Coordinate occupied-unit and common-area access privately; names, access codes and precise schedules do not belong in this public resource.

Keep milestone fees and later repair costs separate

The current evidence release provides no validated milestone-inspection planning interval. Keep that amount unknown until a defined proposal supplies it. A SIRS, reserve-study or condition-survey interval must not be substituted.

Compare separately identified inspection phases, further investigation, design, construction administration and construction. A combined proposal with no allocation remains a combined proposal; its total cannot establish an individual milestone fee.
